As the occupier of over 100 Operational Fire Stations within Greater London, together with ancillary offices, vehicle depots, storage land and training facilities, the London Brigade is the largest Fire Service in the Country, with the largest and most valuable property holdings. As specialised properties, a Fire Station is assessed using a cost based DRC approach, which requires a detailed knowledge of Fire station design, building costs and usability.

Select Service Partner are the major provider of food and beverages throughout the UK rail network and airport facilities in the UK. Currently they have over 600 individual outlets operating such brands as Upper Crust, M&S Simply Food, Burger King, Pasty Shop, Café Ritazza, Lemon Tree, Whistlestop, Millies Cookies and Mi Casa.
These units present varied and unique rates issues relating to the extent of the rateable property and the 'weight' attached to the turnover lease. As the client is a significant occupier of station premises, Tanner Rose LLP works closely with Network Rail and the other station occupiers to ensure overall rates costs are kept to a minimum.
Transport for London
Appointed to advise on the assessment of the new HQ for Transport for London in Palestra - a 26,000 sq ft new building on Blackfriars Road, SE1.
We have successfully appealed against the issue of a Rates Completion Notice, delaying the rates commencement date by over 7 months and saving TfL over £800,000. Additionally advising on 20,000 sq m acquisition at Greenwich Peninsular.
We have provided extensive support to the TfL property team on specialist property and Central List issues including the Cumulo assessment for London Underground.
